Cooperating Broker Commission Schedule

To earn a cooperating broker sales commission, an Outside Broker must perform standard real estate Buyer representation services. At a minimum, the Outside Broker must accompany their client on their first visit to the Pacifica Honolulu Sales Center and work with the Project Sales Agent to comply with the terms and conditions in the Sales Contract. If the client enters into a Sales Contract and closes on the purchase, that Outside Broker will earn a cooperating broker sales commissions equal to 3% of the net purchase price for market units and 2% of the net purchase price for a reserved housing unit.
In the event that the prospective purchaser originally visited the Pacifica Honolulu Sales Center without an outside broker, but prior to the execution of the Sales Contract designates an Outside Broker and closes on the purchase, the cooperating broker sales commission shall be 2% of the net purchase price for a market unit and 1% of the net purchase price for a reserved housing unit.
No cooperating broker sales commission is paid if the Buyer has executed the Sales Contract without designating an Outside Broker. The cooperating broker sales commission is only paid on closed transactions.
